As we move deeper into fall, the real estate market in South Surrey and White Rock is continuing its transition into a more balanced and measured market. Activity remains steady, but the pace has slowed compared to last year, inventory levels are higher, and both buyers and sellers are navigating the market with a bit more caution — and intention.
Here’s what we’re seeing on the ground this month:
Detached home sales declined year-over-year, but activity increased sharply month-over-month, suggesting renewed buyer engagement as pricing adjusts and selection improves.

With inventory remaining elevated, buyers continue to enjoy more choice and negotiating power than we’ve seen in recent years. Sellers who are realistic on price and focused on presentation are still seeing movement, while move-up buyers may find the current conditions favourable as the market resets.
The townhome market showed moderate but improving activity, with sales down slightly year-over-year yet up significantly from September — a sign that buyers are stepping back in when value aligns.
