When my phone rang, my client started by telling me that three—yes, three—of my past clients and friends had all shared my name as the REALTOR® she needed to work with. While flattered, my immediate thought was, “No pressure, ha!” She then told me a story that felt almost too good to be true.
She had been renting a home in a complex where, by coincidence, her landlord was actually a past client of mine! She and her daughter had built deep friendships in the community, and her dream was to own a home there. But not just any home—she had six specific units in mind. Out of those, two were occupied by close friends (and we all know they weren’t going anywhere), which meant our options were already down to just four units out of 67.
The odds were daunting. Would it take years for the right unit to become available? Maybe. But that didn’t stop us from strategizing. We discussed the homeowners of each unit, trying to predict when they might move. We even considered sending out personalized letters to see if we could spark interest in a sale.
One of the key factors was location—backing onto green space, avoiding a “fishbowl” setup with units directly in front, and ideally, being within 100 feet of her friends’ doors. We locked in financing to ensure we were ready to pounce the moment a unit came available. While we waited, we even toured a similar unit in the complex that had been sitting on the market for months. We tried to love it, but it just didn’t feel right—it would have been settling, and that wasn’t the goal.
Then, just as my client set off to attend a friend’s wedding in India, it happened! A unit came up for sale—one of the four! Neither of us could believe the timing. It was almost eerie how perfectly it aligned with the plan.
With my client many time zones away, we had to act fast. I immediately booked a showing and enlisted her best friend in the complex to act as my “proxy” buyer. We even ensured there were no doorbell cameras that might reveal her friend’s identity—talk about next-level house hunting! Luckily, my client had already lived in this exact floor plan, so she knew it inside and out.
When my “client” and I walked in, we knew instantly—this was the one. Immaculate white walls, pristine floors, not a single sign of wear and tear. It was the creme de la creme of townhouses.
Of course, there was a catch. They were holding offers. In a market that typically favored buyers, this was a curveball. So we waited, keeping tabs on every potential buyer who toured the home (yes, we had sleuths in the complex keeping an eye on things!).
Offer day arrived. My client set her alarm for 2 a.m. so we could strategize together continents apart. And sure enough, we weren’t alone—there was another offer on the table.
We knew we had to be smart. We structured our offer with strong terms, minimal conditions, and seller-friendly dates. We even included a heartfelt note explaining why this home meant so much to my client and her daughter because it truly did. There was some back-and-forth, some tweaks to price and terms, but then—against all odds—we got the deal! And not only did we win, but we secured it under the highest offer. The sellers wanted to take a chance on my client and her little family, believing in the dream they had for this home.
The excitement was unreal. But after the celebration, it was time to get down to business. We moved swiftly—sending the accepted offer to the broker, reviewing strata documents, and booking the inspection. One step at a time, we checked every box: financing approved, strata docs reviewed, inspection completed with a clean bill of health.
It was a dream scenario—manifesting the perfect home and watching all the pieces fall into place. A milestone for my client, but also an unforgettable experience for me as a REALTOR®. Some deals just hit differently, and this was one of them.
This journey was proof that patience, preparation, and the right strategy can turn a dream into reality. And sometimes, when you put the right energy into the universe, the universe delivers—right on time!
