Some homes come with a story, and then there are homes that come with a soundtrack. When I first met this incredible couple, their energy was magnetic—good vibes all around, just the kind of people I love to help and spend time with. They were about to embark on an exciting new chapter with a baby on the way, all while wrangling their adorably oversized doodle, Finn (who, quite honestly, is the size of a small horse). Their home? A 100+ year-old charmer in New Westminster, filled with history, character, and—thanks to their careers—a touch of music industry magic.
One of my clients (*sharing with permission), a Juno award-nominated recording artist and the lead singer of Hot Hot Heat (among other bands), had made this home a creative haven. The dedicated recording studio off the laneway had seen sessions with some of the industry’s finest. This wasn’t just a home; it was a piece of music history.
From the start, these two were fully committed to the process. We had honest conversations about timing, market dynamics, and their growing family’s evolving needs. With so much on their plate—parenthood, music, life—we brought in a home stager early so they could prepare at a manageable pace. They asked, “When’s the best time to sell?” My answer? “Whenever you’re ready.” And they knew exactly when that moment was.
Months went by. We stayed in touch with market updates and check-ins. Their beautiful daughter arrived, and they took time to settle into their new rhythm as a family of three (+ Finn, of course). Then, I got the call: “We’re ready!” Their next step was moving closer to family in the Fraser Valley, so we built a strategy tailored to market conditions, using a recent dynamite sale down the street as a benchmark.
They worked tirelessly to get the home market-ready—pressure washing, painting, landscaping, refreshing decks—down to the very last detail. One of them was literally blowing leaves as the photographer arrived, talk about commitment! And what a night for a photoshoot—a summer evening with a sky painted in cotton candy hues. It was the perfect backdrop for premium digital media: stunning stills, drone shots, a 4K video tour, and, of course, a detailed floor plan (because buyers love those!).
We hit the market on a Monday, and within hours, we had three showing requests. Each buyer wanted to write an offer. A rare (and welcome) scenario in a strong buyer’s market! We had a decision to make: hold offers for the weekend or capitalize on the interest right away. Given market conditions, we reviewed offers before the open house and ended up with three strong over-asking offers in hand.
After careful consideration, negotiation, and a few strategic improvements from the buyers, we landed on the best offer—and it was ACCEPTED! The deal included a tight subject removal period with just two conditions. The home inspection, as expected for a century-old house, revealed a few things. But thanks to the multiple-offer situation, my clients were in the driver’s seat. A couple of small repairs were agreed upon, but we knew we had backup offers ready if needed. In the end, everything went smoothly, and we received full subject removal.
For any seller with kids (or a giant, lovable dog), keeping a home spotless for showings is no small feat. Once the sale was secured, the real excitement kicked in—finding their next dream home in the valley. I often see this shift: as much as sellers think they want more time to pack, once they find “the one”, they’re ready to move now. And this family was no exception!
From listing to closing, this sale was smooth sailing—proof that preparation is everything. These two nailed every step with dedication, and with the right strategy and teamwork, they made their move happen with ease.
