As we moved through February, inventory began to build while sales activity softened slightly compared to the same time last year. That combination is giving buyers a little more breathing room while still supporting stable pricing overall.

If there’s one theme for February, it’s balance returning to the market.
Buyers are seeing more options than they had a year ago, which allows for thoughtful decision-making. At the same time, well-presented homes that are priced correctly are still attracting strong interest.
For sellers, preparation matters more than ever. The homes that stand out—the ones with thoughtful staging, strong marketing, and strategic pricing—are still the ones that move.
March and April are traditionally when the South Surrey and White Rock market begins to accelerate. More listings will likely come online as sellers prepare for the spring market, and buyer activity typically increases as families plan moves before summer.
In other words: the stage is being set for spring.
