Welcome to South Surrey and White Rock. You're going to love it here.
Thereās no place like home ā and this area is one Iāve been so grateful to be a part of for the last 15 years.
This area is constantly growing and evolving, attracting residents from all walks of life ā from growing families to retirees hoping to be close to the water.
Whether itās a stunning view from the top of a highrise, or a quaint beach cottage that captivates you, weāll help you find your way home.
As the year winds down, the real estate market in South Surrey and White Rock has settled into a quiet, balanced, and seasonally slower rhythm. Activity has softened across all property types, new listings have slowed significantly, and pricing is showing subtle signs of stabilization as buyers and sellers pause to reset heading into the new year.
Hereās what weāre seeing on the ground this month:
Detached home sales declined year-over-year and month-over-month, reflecting typical December seasonality. Despite lower activity, pricing has remained relatively steady.
š Takeaway:
Inventory remains meaningfully higher than last year, giving buyers choice and negotiating flexibility, even during a quieter season. Sellers who remain on the market are seeing success when homes are priced realistically and thoughtfully presented. For move-up buyers, December may offer less competition and a more relaxed buying environment.
The townhome market experienced seasonally slower activity, with sales down both year-over-year and month-over-month as new listings dropped sharply.
š Takeaway:
With inventory still elevated compared to last year and pricing relatively stable, buyers continue to approach this segment cautiously but confidently. Sellers benefit most from sharp pricing and strong presentation, particularly when fewer buyers are actively searching.
Condos remained the most price-sensitive segment of the market in December. Sales softened further, but the slowdown in new listings helped stabilize active inventory.
š Takeaway:
This continues to be the most buyer-friendly category. With pricing adjustments already underway and fewer new listings entering the market, first-time buyers and long-term investors may find opportunitiesāparticularly with less competition during the holiday season.
ā
Buyers
You may find December offers a calmer environment to make decisions, with motivated sellers and less competitionāespecially in the condo and townhome markets.
ā
Sellers
Homes are still selling, but todayās buyers are selective. Pricing, presentation, and patience are keyāparticularly during the holidays.
ā
Investors
With apartment prices having adjusted and inventory stabilizing, this could be a strategic time to explore opportunities ahead of the spring market.
