Spring is in full swing, but the real estate market isnāt heating up as quickly as some might expect. The latest numbers are in, and while thereās steady activity across all property types, weāre continuing to see a more balanced market ā with increased inventory, fewer bidding wars, and a slower pace overall.
Hereās whatās happening on the ground in White Rock and South Surrey:
Detached sales dipped slightly compared to last year, down 10.3%, but jumped nearly 27% from March ā a strong sign that buyers are still engaging as more inventory comes online.
š Takeaway: More detached homes are hitting the market, and while prices are holding steady, motivated sellers may need to adjust expectations slightly. Great opportunities for move-up buyers looking for space.
The townhome segment saw the biggest slowdown in sales, dropping 35% compared to April 2024. That said, inventory has grown significantly ā giving buyers more breathing room.
š Takeaway: Townhome pricing has stabilized, but with more units available, buyers have stronger negotiating power. Sellers should focus on standout presentation and smart pricing.
Condo sales dropped 19% year-over-year, but interestingly, rose more than 35% from March ā suggesting that lower pricing may be pulling buyers back in.
š Takeaway: This is currently the most buyer-friendly segment. If youāre a first-time buyer or investor, now may be the time to explore opportunities while pricing is soft.
ā Buyers: You have more choice and more time to think ā especially in the condo and townhome markets. If you’re upsizing, the gap between product types is narrowing.
ā Sellers: The market is still active, but competitive. Strategic pricing, great presentation, and the right guidance are more important than ever.
ā Investors: With falling condo prices and growing supply, this might be the window to get in before rates shift again.
